Edenwood is a subdivision of approximately 450 homes in Cayce South Carolina. The homes were mostly built in the 1960's.  Below are sales statistics compiled from the consolidated multiple listing service for 2008 and 2009. Edenwood has always been a good value for families looking for well constucted homes in an established neighborhood. The downturn in real estate caused by the mortgage crises has impacted most communties throughout the Midlands. The Edenwood community is no exception with fewer sales compared to 2006 and 2007. I believe the community is still undervalued and will have a strong recovery when the market improves.

The same numbers of homes were sold in the year 2008 as were sold in 2009 in Edenwood. Seven total homes were sold in each year. These figures do not include (For Sale by Owner) transactions. Below are the averages for both years. As you can see by the numbers both the average list price, and the average sold price declined from 2008 to 2009. The days on market increased from 98 days in 2008 to 114 days in 2009. Homes on average suffered about a 5% decline in price, and on average it took about 15% longer to sell the homes. There was approximately a 12.5% decline in the price per square foot also.
