West Columbia Real Estate: Local Exit Offices Attend Training in Charlotte NC

On March 4 2010, the EXIT broker owners of the Carolinas held a training meeting in Charlotte, North Carolina. The broker meeting preceded the agent awards day that was being held on March 5 and that would recognize the top producing agents and offices throughout the region. The general consensus of the brokers in attendance was that the market was starting to show signs of recovery in most areas of the region. The training portion of the meeting was, as usual, top notch.

Key Yessaad, an incredibly forward thinking internet strategist, once again challenged the brokers to look at web strategy and internet presence in a completely new light. Key is no stranger to the Exit brokers in the Midlands. In January of 2010 he completed his fifth all day training seminar for the six local EXIT offices. Key’s passion and enthusiasm for creating a positive environment for agents to thrive on the internet is without compare. Key’s message and strategy is simple and profound at the same time: “An internet strategy is about taking care of the client.”

Key was followed by exceptional speaker and coach, Bob McKinnon. Bob delivered an inspirational talk drawing on dramatic personal events from his life. Cayce SC: Edenwood Homes are Good Value in Columbia Market

Edenwood is a subdivision of approximately 450 homes in Cayce South Carolina. The homes were mostly built in the 1960's. Brick construction, hardwood floors throughout, and large shady lots are common characteristics in Edenwood. There is an active neighborhood association that meets on a regular basis with board members, and twice a year with the general membership. Below are sales statistics compiled from the consolidated multiple listing service for 2008 and 2009. Edenwood has always been a good value for families looking for well constucted homes in an established neighborhood. The downturn in real estate caused by the mortgage crises has impacted most communties throughout the Midlands. The Edenwood community is no exception with fewer sales compared to 2006 and 2007. I believe the community is still undervalued and will have a strong recovery when the market improves.

The same numbers of homes were sold in the year 2008 as were sold in 2009 in Edenwood. Seven total homes were sold in each year. These figures do not include (For Sale by Owner) transactions. Below are the averages for both years. As you can see by the numbers both the average list price, and the average sold price declined from 2008 to 2009. The days on market increased from 98 days in 2008 to 114 days in 2009. Homes on average suffered about a 5% decline in price, and on average it took about 15% longer to sell the homes. There was approximately a 12.5% decline in the price per square foot also.

Our brokerage’s expertise in the senior market is based on experience. We have worked with hundreds of senior clients and customers over the last three years. We have discovered that the senior client brings a different set of concerns to the table when considering buying or selling real estate. West Columbia/Lexington Real Estate: Why Would You Go It Alone?

There are a lot of things in life that should not be left to chance. I learned early on as a homeowner what my limitations were when it came to repairing broken plumbing. I stink at repairing anything to do with plumbing. I do not mind admitting that, because I have failed in just about every attempt I have made in the last 30 years. The point is, I know this now and take the appropriate steps in hiring a trained plumber to fix the problems. Plumbing is a minor issue when you compare it with something as important as buying a house.

I have been preaching the following advice to anyone that will listen for the last six years: It almost never makes sense to purchase real estate without having an agent represent you. A buyer’s agent can provide a valuable service to you, and a good buyer’s agent can provide an extraordinarily valuable service to you. Why would anyone want to navigate through the maze of financing, contracts, property values, inspections, negotiations, attorneys, appraisers, and closings on their own?

Real estate agents deal with all of the above on a daily basis. A good agent has the expertise to make sure you are getting the property for the best possible price. He/she is going to ensure the proper inspections are completed and any repairs addressed. He/she is going to make sure the mortgage lender and the closing attorney are on the same page and that everyone has the proper documentation to allow the transaction to move to closing. Agape Senior of Lexington SC Invites Community to View Christmas Display

O, Little Town of…Lexington?

Lexington, South Carolina – December 7, 2009 – Local retired couple to present miniature Christmas village at Agapé Senior of Lexington.

Each December, Roger and Patti Owens undertake a labor of love. Roger and Patti welcome in the Christmas season by constructing their own miniature Christmas village. The practice began over 20 years ago, with a few lighted buildings surrounding a tiny church under their Christmas tree. As the years have come and gone, additional buildings and accessories have been added. This year, their Christmas village is comprised of over 200 buildings, a railroad, scores of one-inch-tall residents, and a host of Santas and Snowmen.

This Christmas season, Roger and Patti will be displaying their cheery Christmas village at Agapé Senior of Lexington. The village will be on display in the facility’s dining room for residents and visitors to admire and enjoy. The construction of the village usually requires a full two weeks of painstaking and meticulous work. The Christmas village will open on December 11^th and will be viewable until the first week in January.

The original church from the first village has, over time, been joined by a host of other buildings: including a train station, a movie theater, a bank, a veterinary clinic, and even a tiny Cracker Barrel restaurant (Patti’s favorite eating establishment).

As Roger and Patti have traveled, they have continually come across a variety of new additions for their village. An assortment of items has been purchased from a myriad of stores and sales. Other items have been generously donated. A Big Lots store donated 10 small houses a couple of years ago. Of particular interest is a holiday-themed Ferris wheel, purchased from the estate of Jay Silverheels, the actor who portrayed Tonto in the “Lone Ranger” television show for many years.

The effect of the entire display is whimsical, nostalgic, and mesmerizing: especially when the ceiling lights are turned off and the lights of the village are given a chance to “show off.”

Roger and Patti Owens and the staff at Agapé Senior of Lexington invite visitors to come and experience the wonders of the Christmas village. Viewing hours will be from 10:00 a.m. until 8:00 p.m. daily, from December 10^th through New Year’s.

Agape Senior of Irmo SC Displays Christmas Spirit

What better way to get into the Christmas spirit than to visit the snow-covered White Horse Bakery or the Nettie Quinn Puppets and Marionette Theater right in the heart of Agape's very own winter wonderland. This year we are excited to present to our neighbors and visitors a beautiful Christmas Village that has been generously donated to the Agapé facility by The Cauley family of Columbia. The village is comprised of over 1500 pieces from “The Dickens Christmas Village” collection. A number of stores and other buildings from Dickens’ many classic stories are included in the collection, including the Olde Camden Church, Heathmoore Castle, and the Blenham Street Bank.

The stunning assortment of period buildings, animals, people, and decorations is on display throughout the lobby, hallways, and dining room of the facility. The pieces of the collection were accumulated by the Cauley family over the course of many years, and each piece contributes to the Old World feeling and to the festive Christmas spirit at Agapé.

The Dickens Christmas Village is a new tradition at Agapé Senior of Harbison and will complement the annual Festival of Trees at the facility. Both exhibits are on display for residents and their families, as well as visitors during the month of December.

A number of local churches and businesses have once again adopted Christmas trees at Agapé Senior of Harbison. In addition, the families of some of the facility’s residents have joined the merriment and have adopted trees of their own. Each of the trees has been decorated by the respective adopting party in celebration of the Christmas season.

Residents and visitors can see the sights and hear the sounds of the holiday season while touring Agapé of Harbison where, "In the air there’s a feeling of Christmas."

Saluda River Club in Lexington, SC: Lifestyle Done Right.

I recently toured a relatively new Lexington neighborhood with which I was familiar but had not had a chance to check out. Ted Johnson, director of sales and marketing, and Bridget Downing sales consultant for Saluda River Club, had invited the brokers and agents of the local Exit offices to tour their neighborhood.

As I stood on the expansive back deck of the Chickawa Outdoor Center in The River District, I could easily see how well the developers had created a resort-like setting for their residents. I could imagine sitting with friends, sharing a bottle of wine around the elevated fire pit on a cool fall night, or lounging by the riverside infinity pool on a lazy summer afternoon. The green space and walking trails along the river would allow a resident to escape quickly from the stress of the work week and find a peaceful environment among the trees lining the banks of the meandering Saluda River.

The Village District Clubhouse with its lounge, fitness center, outdoor heated pool, and meeting space was equally impressive. A resident could meet a client, have a workout or enjoy a cup of coffee before work in the morning. The large amount of green space that runs throughout the Village District contributes to its park-like setting. The whole community feels like it is in harmony with the existing natural beauty of the location.

The homes, many with large porches and upstairs balconies, seem to come from a different era when times were simpler and slower paced. The close proximity of the front porches to the sidewalk would definitely encourage neighbors to socialize. Quality materials and quality construction was my impression as I went through several homes. It is very apparent that lifestyle was considered in every aspect of the design and development of this community.

The drive down Corley Mill Road is a good precursor to arriving at Saluda River Club. The winding, two lane road that parallels the river through mostly wooded land is a pleasant transition from the hustle and bustle of Hwy. 378. Cayce SC Brookland Cayce High School Band Wows Audience in Hartsville

Precision marching, swirling flags, crisp, colorful uniforms, the flash of brass instruments under the bright stadium lights, shouts of encouragement from the grand stands, the intricate salute of the drum major: These are all part of the excitement and pageantry of a high school marching band competition.

With a loud welcome from parents and friends, the Brookland Cayce High School Band proudly marched onto the field at Kellytown Stadium in Hartsville, SC, on Saturday October 24^th, at 8:00 P.M. The band was there to compete with ten other schools for a chance to go to the state championships. Brookland Cayce was the last band to perform in the competition.

For the next ten minutes the stadium and audience belonged to Brookland Cayce. The sweat and exhaustion of summer band camp’s 100 degree heat, the hours of practice after school each week, and all of the previous performances had led up to tonight.

The band was very impressive as it marched onto the field toward the audience in two arrow straight columns with the drum major in the lead, perfectly balanced between the two lines. The lines suddenly broke apart and a new formation was quickly created. The musicians were now standing perfectly still awaiting the drum major to direct the start of the performance.

Once the performance begins there is almost too much to see. The band is in constant motion as it continuously changes formations while playing the musical selections. The flag line weaves in and out of the formations, adding texture and visual interest as the colorful fabric swirls and waves in time to the music.

It was an impressive performance. The selections were in sync with smooth transitions. The crowd showed its appreciation several times throughout the performance with enthusiastic applause.

When it was over and the final judging was complete, Brookland Cayce missed placement by a very narrow margin. It is a natural reaction to be disappointed at not being selected to advance. But you would have been hard pressed to find anyone that had witnessed the performance to say that this band is not a winner.

If you had been there you would have witnessed band members who put everything they had into the performance, who displayed discipline and self control on and off the field, who expressed their personalities, and of whom Brookland Cayce can be proud. I know the parents, associates and friends of the band who were in attendance were extremely pleased with the performance.

It takes an extraordinary effort, starting with Mr. Dale Hair, the band director, to get the students prepared to compete at this level. The parents that help weekly with setting up and breaking down the equipment and the parents and businesses that support the band by providing meals during the competitions are invaluable. In the end it is all worth it when you see the pride and poise of the members of the Brookland Cayce High School Band. They deserve our congratulations.

The recent article in the U.S. News & World Report that chose Columbia, South Carolina as one of the 10 best affordable places to retire only told half of the story. The article focused mainly on downtown Columbia, Five Points, and USC areas of Richland County. There was no mention of anything that might attract a retiree to Lexington County.

Lexington County, just across the bridge from downtown Columbia has literally thousands of housing options for anyone relocating to the area. The options run the gambit from affordable age qualified patio homes like Agape Village in West Columbia to million dollar mansions on Lake Murray.

The on-going development of the river-walk greenway, a walking, biking, paradise that meanders for several miles through ancient flood plains along the banks of the Congaree River in West Columbia, and Cayce is a favorite area for young and old alike.

Cayce SC BC High School Holds Dedication Ceremony for New Facilities

I recently attended a Dedication Ceremony at Brookland-Cayce High School. The overcast skies and cool temperatures on the morning of the event were a welcome relief from the 90 degree heat just a day earlier. The quick, sharp cadence from the Brookland-Cayce High School Band’s drum line signaled that the ceremony was about to begin.

The location of the event was the brand new outdoor courtyard that lies between the two new facilities: the subjects of the dedication. The cafeteria on the left side of the courtyard features a gleaming stainless steel kitchen, large student dining area, and floor-to-ceiling windows. The interior of the cafeteria is bright and inviting with plenty of natural light. The fine arts building sits directly opposite the cafeteria and forms the right hand border of the courtyard. The fine arts building features state-of-the-art rooms that are home to the BC High School Band, Chorus, and Strings.

The Brookland-Cayce High School Band under the direction of Mr. Dale Hair played several selections immediately preceding the official opening of the ceremony by the student body president. Mallie Baker. The quality and precision of the selections sounded as if the band had been performing them all year rather than just the last couple of months.

The Presentation of Colors for the national anthem was by the JROTC under the direction of Maj. Mark Cannady (U.S. Ret). Mr. Scott Newman, BC’s principal, Dr. Venus Holland, District Superintendent, and Mr. Rick Shull, Board Chairman all gave short speeches during the ceremony. The Brookland-Cayce Chorus, Band, and Strings performed between the speeches.

The Chorus, under the direction of Ms. Wendy Humphries, and the Strings, under the direction of Mr. Andrew Preston, gave equally impressive performances. To see so many talented students involved in the diverse musical programs offered was an encouraging sign. Study after study show the direct correlation between academic performance and the arts.

It is evident that the schools commitment to the arts is going to be a good investment for many years to come. Brookland-Cayce has a 78-year history of changing and adapting to the times and needs of her students. This is the next chapter in that long, successful story.

West Columbia Based Exit Agape Real Estate Services Prepares Forest Acres Home for Next 50 Years

All of the elements that attracted the original purchaser to 4622 Meadowood in Forest Acres are still in place: the quiet streets that wind through the neighborhood, the variety of retail stores and restaurants within minutes of the home, the easy access to downtown Columbia where a person can catch a play at the Koger Center, the many art galleries and museums.
